“How much will it cost to paint my house?” It is the first question almost every homeowner asks, and it deserves an honest answer rather than a number pulled from the air. The honest answer is that painting in Ghana is priced on survey — measured per square metre or per room as an indicative figure and confirmed only after the walls are seen. Anyone who quotes a fixed price down the phone, before measuring anything, is guessing.
That is not evasion. It is the only way to give you a number you can trust.
Why the Same-Sized Room Can Cost Differently
Two rooms can be identical in size and differ significantly in cost. The reason is everything around the painting:
- Surface condition — a sound wall needs cleaning and coats; a wall with flaking paint, cracks, mould, or damp needs preparation and repair first. This is often the biggest single factor.
- The system specified — a basic interior emulsion costs less per square metre than a weather-rated exterior coating or a washable hygienic finish.
- Colour and coats — a strong colour change or covering a dark wall with a light one adds coats.
- Access — height and scaffolding on exteriors, protection and phasing in occupied spaces.
The painting itself is often the smaller part. The preparation is where the real variation lives.
Why Preparation Is Where the Money Goes
A quote that looks too low has usually left something out, and that something is almost always preparation. Painting over a poorly prepared surface produces a finish that fails within a year — and then you pay twice: once for the failed job and again to redo it properly. Proper surface preparation is not an optional extra to be trimmed; it is the part that determines whether your money lasts.
Exterior Costs More Than Interior — Here’s Why
Exterior work generally carries a higher per-square-metre figure. The systems are more robust to survive UV and wind-driven rain, the preparation is heavier, and access often needs equipment. If a wall is already showing damp, the cause may need waterproofing before any coating goes on — addressing that first costs less than repainting twice. How to Read a Quote
When you compare quotes, do not just compare the bottom line. Check what each one includes: Is preparation and repair priced in? What system is specified, and is it right for the exposure? How many coats? Is access, protection, and clean-up covered? A higher quote that includes proper preparation is often better value than a lower one that omits it.
